Been here for almost a year. Never had any major issues and they are great and keeping the property maintained and always are quick and very caring when fixing any issues inside the apartment, great pool, basketball court and close to running trails and larger parks! It is slightly more expensive than others but for the location right on state street in the heart of Orem you won't get much better for as nice of apartments.

This has been one of the nicer apartments I've lived in and definitely the largest for this price. The location is great! Within walking distance to Windsor Park, Macey's, and some other businesses/restaurants. The managers and maintenance have been great so far. The "smoking only in the parking lot" rule is nice in theory, but our apartment is right up against the parking lot so we can still smell the smoke. Also some of our windows don't have screens and that feels a bit sketchy being on the first floor. Had ants come in through the bathroom a few times but nothing a few tricks couldn't take care of. The outlets are pretty janky too but we've adapted. It's an apartment so you cant expect it to be perfect but it's great as a 'for now' home.

This place is a joke. I moved out, paid money to get my name off the lease while my ex kept the apartment. They didn't take my name off, kept the money, and now, 5 years later, Im STILL getting garnished on my paychecks from them. I hate living here, so I wanted to give my review years later when I wasn't angry at them anymore so I could be honest. This place is the worst. Do not move here
