Now before I get into tearing this place down and say anything neggative, the people that work here are not at fault There is a lot wrong with village park, one the grass is so over watered every singe day 2-3 times a day, it's like a muddy bog in a lot of areas, ad well mantaince does not meet the demand we have a lot of previous damage that is hard to notice until you live here for a couple of weeks. Also the rent is to high for quality of place, and you should also be concerned of them adding to your rent without your knoledge or they will double charge you for rent agreements like twice for pet fee or double for one parking spot, also good luck finding a parking spot here and don't pay for a spot! people park in it anyway, the roads have huge pot holes which causes major problems with your car, I have to change my alignment and Marjor parts on my car because the pot holes got so big .The pool is so cold it freezes children, and as well you pay rent a day before you get paid or at a inconvenient day of the week. Now the people that work here are friendly and strive to make it a great experience! But unfortunately the land and the apparments themselfs are not being mantained properly. If you have no where to go and this is the cheapest place you can find. Still look for something else this place a money sinkhole.

Had a neighbor that literally made me gag when they would open their door at the same time as me. Their apartment smells like a dumpster, no lie. I tried to bring my concern to management's attention, but the manager has a medical condition which disables her sense of smell, so nothing was done.

Caine Lloyd Apt E277 (3rd floor) PROs, Friendly staff, Sometimes they have cookies and cute random events/Waffle Day. Neighbors are kind and helpful, even offering their dolly for me to use along with cute, (though a little loud) kids running and play around the playground and dog park often. Packages always arrive at our door, or in the office to pick up. Perfect trash near the mailbox for all the junk mail, I gave up on the return to sender option... Garbage trucks are loud or cannot be heard too often, and the dumpsters are never too full and are close on your way to exit (Take your trash for a ride!) Even with a new or poor credit score, I was approved, with a small deposit to pay and not bad when it comes to the utilities. Great for anyone in school or folks working in Orem as it is right on State St and close to Macy's / fast food. Easy access to 800 N, Provo Canyon, and the highway. Public Bus / Transit is close by. * Sign spinning girl is a plus... Entrance / Exit has beautiful trees that blossom bright pink. My balcony has a medium sized tree that gives me something better to look at than a dude who decided to sun tan. CONs, Lots of spam / advertisements arrive. Old tenants mail comes more often than my own. I even had court order papers show up, and a private investigator came asking questions. (Creepy) The window / door blinds break often and you have to pay to get additional ones. (Though it isn't much it is still annoying.) Appliances whether "refurbished" or not break constantly - very cheap. Stove, Oven, Fridge, Toilet, Garbage Disposal all broke more than once. Repairs from the office take much too long, sometimes up to a month, I couldn't bake anything for a month. The stairs / Stairwell and balconies are dirty, with spider webs, dead leaves. Sometimes the light's die out and I have had my fiance fall down them before. The door didn't lock for the first few months. The outlets would spark / fizzle, I have been shocked multiple times. The lights in the "refurbished" ceiling fan blow out and one bulb hit my TV!!! Luckily no damage. The bedroom lights flicker. The neighbors had also mentioned that some of their outlets don't even work. Centurylink (DSL) was my choice for internet connection, they had to come out to tell me that the internet was working fine up to the street, but the wiring was so bad that they were surprised I was still paying so much for getting only 10 mbps when I was paying for 80 mbps. The grass / sidewalks are always flooded by the annoying sprinklers that come on multiple times a day, causing mud that people ride their bikes through and get tracked inside. (What is mud spelled backwards?) Parking lot is often full, making it hard to get a spot if you have more than one car or have friends visiting. Pool is often full and tbh, I never trust public pools like this. Recent shooting!, near one of the front facing buildings. News showed up, cops were there all night. Cops drive around and are called often, some tenants can be seen drinking / drunk around the complex. Random pets, dogs / cats roam the complex. leaving poop around the first floor windows and sidewalks, which is solemnly removed quickly. Any car that looks older or that has registration issues is "gonna have a bad time." They will tow your car ASAP, yet let cars that HAVE been abandoned or tires slashed stay for months. Potholes are common on the north side of the complex, though recently after almost a year some have been filled in, but it is hard enough with such a narrow road. People come flying in and out of the main entrance, mega scary as I walk to work and there are no sidewalks on the north side of the exit. (Yet this is the side with the bus stop?) Owners charge unimaginable fees during the lease / when leaving. People moving happens on a daily it seems. Fees include month to month charges, and other fees that show up when not relevant or without warning, and they even charge you a fee to leave a notice on your door. What is this magical ink used to write me a three (3) day notice? (Just call me!)

Yeah, don't move in here. Main reasons being are you'll get eviction notices threatening legal action even when you pay your rent on time, and a full year after moving out they will FINALLY send you your first, only, and FINAL notice to pay for cleaning and shampooing the apartment with no prior warning and promptly threaten to take you to collections. In addition to all of this the place is a meth den and the owner is a complete ###hole. They'll take your money, rent will go up ~$50-$100 a year after year all the while your apartment degrades and they do nothing about it. The apartments are a complete dump for how much they cost RUN, RUN FAR FAR AWAY AND WARN OTHERS OF THIS PLACE.

I can't rate this apartment a zero so I gave it a 1. When you go on the website don't let the pictures of the apartment fool you. They look nothing like that. The apartments have things that need to be fixed and they hardly ever fix things and when they do it takes months for them to come. We went 4 weeks in the dead if winter with the heater broken before they came and fixed it. We finally decided to move back to Arizona. They contacted us 11 months later to tell us that we owed $660 for repairs and carpet cleaning. The carpets were gross cuz one time our washing machine leaked and went over the carpet and they did nothing about it. The things they say that they needed to repair I will bet my life on it were things that never got fixed when we lived there. The only reason we are paying it is cuz it's been sent to a lawyer. They are very shady. I would discourage anyone from moving there. They are the worst apartments that I've ever lived in. You would be a fool to waste your money on these apartments. With how many apartment buildings that are being built in Utah county there's has to be better ones to live in.

WORST living experience. The apartments are owned by the meanest man I have ever met. Yelled at me for letting my 8 WEEK OLD puppy pee on his grass because we will "kill it" the grass is significantly overwatered (Up to 3 times daily for each cycle) and most likely crawling with mold and bacteria, which SURPRISE!! kills grass. The pool and bb quart were closed a majority of the time we lived here and the dog park is always disgusting and covered in cigarette butts. So if you're moving in for the amenities, forget about it! The grass is always soaked in the summer time. I'm talking swampy yard..the entire warm season. The apartments are swarming with drug dealers and addicts (you'll know them when you see them) and other sketchy criminal activity. Recently a car was vandalized with "FDT" on the hood and multiple have been broken into and tires slashed, windows broken out, etc. if you follow OPD on Facebook, they have reports of criminal activity there at least once a week. Rent is outrageous and they will not take the time to fix things that are broken in a timely manner, however the maintainance guy, Nile, is a true gem. He is really sweet and tries hard to stay on top of stuff. He just needs help! But I'm sure the owner just wants to save a quick buck. You have to pay for parking and there are no clear signs saying where visitor parking is, so you come home to someone in your spot on multiple occasions. We paid to get out of our lease early because of what a joke this has been for us. We cleaned our apartment SPOTLESS. Took a week. Our last landlord said we left that house the cleanest they have ever seen it (I left this apartment in the same condition) cleaned carpets (paid a professional), scrubbed walls, painted. They are now charging us $295 worth of cleaning and painting (including carpet cleaning) when it probably took them 5 minutes to spot check small tedious areas. We left the apartment in PERFECT condition and got a huge slap in the face for it. I would give them 0 stars if that were an option. I should have left the place a mess and advise anyone moving out in the future to do so. Good ridence village park.

Good things: The apartment was livable, for a college student, and relatively clean. The appliances were also new and worked well, for the most part. Bad things: Air conditioning was dead for 5-6 months OVER the summer, and replaced with a portable AC unit, which couldn't cool a single room. Shouldn't take 6 months to repair an AC unit, and we reported it as an issue several times. There was recently a break-in, where a man was shot and killed right next to the apartment that I lived in. I also saw a guy trying to steal a bike, and my roommates tires were slashed. Insane pricing for the quality of the apartment and the area, and the late fees are there to obviously prey on the majority poor population of the complex. Rent's due on a Thursday, but you get paid on Friday? Better hope the check can cover an extra $250. Don't live here if there is any other possible option.

They charge way too much for crappy service and they will charge you a crap tone for new carpet and paint that doesn't need painted DO NOT MOVE HERE they never keep track of your rent correctly and you end owing money and cops are these apartments constantly I repeat you can find a lot better place for cheaper IT SUCKS HERE!!!!!
