PROs, Friendly staff, Sometimes they have cookies and cute random events/Waffle Day.
Neighbors are kind and helpful, even offering their dolly for me to use along with cute, (though a little loud) kids running and play around the playground and dog park often.
Packages always arrive at our door, or in the office to pick up. Perfect trash near the mailbox for all the junk mail, I gave up on the return to sender option...
Garbage trucks are loud or cannot be heard too often, and the dumpsters are never too full and are close on your way to exit (Take your trash for a ride!)
Even with a new or poor credit score, I was approved, with a small deposit to pay and not bad when it comes to the utilities.
Great for anyone in school or folks working in Orem as it is right on State St and close to Macy's / fast food. Easy access to 800 N, Provo Canyon, and the highway. Public Bus / Transit is close by.
* Sign spinning girl is a plus...
Entrance / Exit has beautiful trees that blossom bright pink. My balcony has a medium sized tree that gives me something better to look at than a dude who decided to sun tan.
CONs, Lots of spam / advertisements arrive. Old tenants mail comes more often than my own. I even had court order papers show up, and a private investigator came asking questions. (Creepy)
The window / door blinds break often and you have to pay to get additional ones. (Though it isn't much it is still annoying.) Appliances whether "refurbished" or not break constantly - very cheap.
Stove, Oven, Fridge, Toilet, Garbage Disposal all broke more than once. Repairs from the office take much too long, sometimes up to a month, I couldn't bake anything for a month.
The stairs / Stairwell and balconies are dirty, with spider webs, dead leaves. Sometimes the light's die out and I have had my fiance fall down them before. The door didn't lock for the first few months.
The outlets would spark / fizzle, I have been shocked multiple times. The lights in the "refurbished" ceiling fan blow out and one bulb hit my TV!!! Luckily no damage. The bedroom lights flicker. The neighbors had also mentioned that some of their outlets don't even work.
Centurylink (DSL) was my choice for internet connection, they had to come out to tell me that the internet was working fine up to the street, but the wiring was so bad that they were surprised I was still paying so much for getting only 10 mbps when I was paying for 80 mbps.
The grass / sidewalks are always flooded by the annoying sprinklers that come on multiple times a day, causing mud that people ride their bikes through and get tracked inside. (What is mud spelled backwards?)
Parking lot is often full, making it hard to get a spot if you have more than one car or have friends visiting. Pool is often full and tbh, I never trust public pools like this.
Recent shooting!, near one of the front facing buildings. News showed up, cops were there all night. Cops drive around and are called often, some tenants can be seen drinking / drunk around the complex.
Random pets, dogs / cats roam the complex. leaving poop around the first floor windows and sidewalks, which is solemnly removed quickly.
Any car that looks older or that has registration issues is "gonna have a bad time." They will tow your car ASAP, yet let cars that HAVE been abandoned or tires slashed stay for months. Potholes are common on the north side of the complex, though recently after almost a year some have been filled in, but it is hard enough with such a narrow road.
People come flying in and out of the main entrance, mega scary as I walk to work and there are no sidewalks on the north side of the exit. (Yet this is the side with the bus stop?)
Owners charge unimaginable fees during the lease / when leaving. People moving happens on a daily it seems. Fees include month to month charges, and other fees that show up when not relevant or without warning, and they even charge you a fee to leave a notice on your door. What is this magical ink used to write me a three (3) day notice? (Just call me!)
